-2/2/24 Project Update

  • Topped out wood structure framing on the 5th floor.
  • TPO roof on 5th floor starting next week.
  • Wood structure framing the 3rd floor podium started today and should be topped out by the end of February.
  • MEP risers installed through the 3rd floor wood and podium. 
  • Overhead R-IN going on the 1st floor units and podium.
  • Electrical Unit R-IN started yesterday now that we are drying in on 2/5/24. 
  • Fraco is being installed at the end of next week. North elevation for exterior facade to start the week of February 12th
  • Wet utility work going on Vermont st.
  • Dry utility work going on 11th st.
  • MEP inspections will be starting next week 2/5/24.
  • Owner box walks will need to be scheduled for any changes in units and in amenities. 
  • Started installing windows on 1/25/24.
  • Still waiting on several questions to finish transformer vault.
  • Stair A installed and will be poured next week.
  • Stair C is being installed now and will be finished by 2/7/24 next week. Will pour next week as well.

 

 

 

 

-1/2/24 Project Update

  •  1st floor exterior framing/ sheathing is continuing this week.
  • 1st floor interior layout started this week. 
  • 2nd floor exterior framing/ sheathing started 12.27.23 and will continue this week
  • 2nd floor mockup framing starting this week.
  • CMU will install in the garage and stair A & elevator 3rd fl. to roof.  ( STAIR C will be complete by 1.6.24 and elevator by 1.13.24 )
  • MEP R-IN garage is moving along good and will continue.
  • MEP R-IN 1ST floor starting on 1.3.24.
  • Sprinkler R-IN continuing next week in garage.
  • Wet and dry utility’s working on to get started on 11th ST. and Vermont ST.
  • Wood framing on 1st floor continuing this week. 
  • Wood framing  on 2nd floor starts this week as well.
  • Exterior wood sheathing starting this week as well.
  • 1st window delivery is scheduled for 1.3.24.
  • 1st storefront delivery scheduled for 1.22.24 and glass delivery scheduled for 1.12.24.

 

 

 

 

-12/19/23 Project Update

  • The last slab on grade pour was completed on 12/15/23
  • Shoring will be removed by 12/19
  • Robey will be starting steel stud framing on 1st floor exterior on 12/18/23
  • Ace will be starting layout on 1st floor slab on grade 12/18/23 and framing on 12/20/23
  • MEP – R-IN has been going on in the garage for a week now and will continue as scheduled
  • CMU started in the garage 2 weeks ago on P2 and will be working their way to P1 & 1st floor
  • CMU started on stair A , elevator and stair B, 3rd floor and will continue to be completed to the 7th fl. and roof by 1/19/24
  • Sprinkler R-IN started on 12/14/23 on P2
  • All MEP permits have been submitted and returned by Arlington county.
  • Wet utility work on Vermont street will continue next week and scheduled to be complete in 3 weeks, then moving to Utah street to work on storm and sanitary and will be completed by the end of January.

 

 

-11/6/23 Project Update

  • Building permit has been approved to continue slab on grade work. 
  • Belfast will be pouring columns, elevator and stair B from 1st floor to 2nd floor. 
  • Framing the 1st floor to the 2nd floor deck started 11.3.23 and will continue into next week. 
  • Mechanical, electrical and plumbing will be installing sleeves in the deck starting later in the week. 
  • Stair C CMU will be starting 11.6.23 and will take about three weeks to complete. CMU in the garage will start the week of the 13th, as well as layout and door frame installation. 
  • Waterproofing planter walls will be mobilizing the week of the 13th to detail rebar/ underneath before wall pours. 
  • The DCC office trailer will be removed from the jobsite on 11.14.23. Please make no deliveries that day. 

 

 

-10/23/23 Utility Work and Project Update 

  • Slab on grade will be poured by 10.27.23 and with the overhead protection permit, will be installing on 10.20.23, so dry utility work can start again.
  • The slab on grade survey completed this week and should get to the county early next week and have the building permit by 10.30.23.
  • Above grade work with CMU at stair C starts on 10.30.23, as well as 2nd floor podium work. 
  • Ace will start framing wood structures later in November. 
  • CMU will remove shoring on P2 & P1 everywhere except for under the podium. 

 

-8/11/23 Utility Work and Project Update 

  • The structural & exterior façade schedule has been completed and the R-IN & interior finish schedule will be complete in the next few weeks.
  • Below grade plumbing has starts on P2 and will continue the next few weeks ahead of slab on grade.
  • Under ground drainage has started on P2.
  • Slab on grade pour 1 – P2 will be poured on Wednesday next week, 8/16.
  • Dry utilities are scheduled to start on Monday next week, 8/14 with a 6-week completion date.
  • Pour 1 – P1 deck pour will be poured in 2 weeks.
  • Exterior mockup is complete. 

 

 

-7/31/23 Utility and Construction Work

  • Tower crane has been installed.
  • Footing and walls poured on P2.
  • Prospect worked on waterproofing ahead of wall pours, stair B sheer walls on P2 poured this week as well as the elevator pit sheer walls. 
  • Pouring 1st slab on grade pour 1 – P2 
  • Exterior mock up started this week and will be finished by the end of next week, 8/4
  • JAG has gotten the permits for the dry utility’s to start on 11th street on or around 8/14. Hopke will be starting the wet utility’s on Utah street on 8/2
  • GOLDIN & Stafford will be on-site this week to remove spoils from footing pours.
  • Framing first elevated deck P1 
  • Below grade plumbing starting next week. 

 

 

-7/14/23 Utility Work and Support of Excavation 

  • Excavation work has been completed and is followed shortly by the completion of the support of excavation.
  • The tower crane will be installed on 7/17. Please note that lane closures will be in effect for the safety of the surrounding residents.
  • Utility work will continue on Vermont/Utah street for the next several weeks.
  • Dry utility work will commence on 11th street in the beginning of August and continue until further notice.

 

-4/21/23 Construction Work

  • Driving Piles have finished and the associated crane has been removed from the jobsite.
  • Excavation will continue throughout the jobsite with trucks being utilized to haul off dirt as required.
  • Tiebacks will begin to be drilled on Monday 4/24
  • Wales will begin to be installed on Monday 4/24

Please continue to expect a normal level of disruption from construction activities.

 

-4/10/23 Construction Work

Piles will be continue to be driven until approximately 5/19. During this time, we will begin excavation and installation of SOE. SOE installation is expected to continue through June. Please note that these dates are subject to change with weather. We will continue to update this website as items progress.

 

-3/14/23 Support of Excavation 

SOE operations are expected to start on or around 3/27/23 and expected to continue for the next four weeks. 

 

-2/16/23 Construction Work

Mass excavation work will commence throughout the project site. Shortly following excavation work commencing, heavy equipment to install the support of excavation items will mobilize to the project site. Following mobilization of support of excavation equipment, driving of the soldier beams will begin and will take approximately 1 month to complete. This will cause noise throughout the day. While soldier beams are being driven, excavation work will continue with dump trucks cycling throughout the working day along the authorized truck route.

 

-11/18/22 Utility Work 

As of 11/21/22 utility work will resume on 11th Street and continue for the next few months. This work will include roadwork and work on the sidewalks. Upon completion of utility work normal construction will begin on the jobsite and continue through 2024. 

 

-8/31/22 Lane Closures Next Week

We anticipate lane closures from 09/06/22 to 09/16/22. The crew will start at 9:00 am and make sure all lanes are open prior to 4:00 pm. Should this timeline change, we will provide updates.

 

-8/9/22 Utility Relocations

Yesterday we secured the necessary permits to begin the limited scope of utility relocations we need to complete before the larger construction mobilization begins onsite. We apologize for the last-minute notice, but we have been awaiting these permits for some time and only recently received notice that they would be imminently issued.

Copies of the permits and corresponding plans can be found on the below link for reference. We expect the contractor to be on-site tomorrow morning to begin the work to install new conduit across 11th St. N to facilitate the relocation of an existing Dominion Energy electric line. The work is anticipated to take 2-4 weeks to complete, at which point excavation activities are anticipated to commence on site.

-5/18/22 Project Update and Preliminary Schedule:

We appreciate your concerns regarding the landscape maintenance at the site and are in the process of addressing it.

 

 

-12/16/21 Project Update and Preliminary Schedule:

The 1031 N Vermont property is currently under abatement with an anticipated completion date of 12/30/2021.

  • Concurrently, we will be working through Sediment and Erosion Control the week of 12/20/21.
  • Once Sediment and Erosion Control is complete, we will begin the process for the Sewer Cut and Cap the week of 12/27/21.
  • Demo to Commence 02/28/22.  Transportation Right-of-Way Permit w/o Excavation

Demo commenced on site 04/11/22. Berg is the demo operator, labor, and asbestos group onsite.
ACM will commence later this week and trucks will start running Tuesday/Wednesday.
The Demo Permit is posted on the fence.
